Hiring Contractors For House Plans

You have prepared the house plans, drawn up your budget and have a clear vision of your dream home in your head.  The final key to it all is the contractors, who can turn your dream into reality or it could become a nightmare and have you tearing your hair out and incurring extra costs. 

When hiring a contractor, you should get recommendations from friends.  Once you have hired the contractor, have a checklist on what you expect him to model or structure your house plans and set deadlines.  Write a checklist before your contractor begins to work and get him to sign it.  Tick off each stage after its completion and this keep the contractor on his toes. 

A checklist will ensure that the contractor is getting the job done according to specification.  If you don't write it out, the contractor will twist and turn his words and say that you didn't specify. 

Another point to remember is that if you don't have an interior designer supervising your house plans, you may need to make surprise visits.  Be present when work is being carried out on your home.  If you are not there to supervise, the contractor will also skimp on the work or won't give you what you have requested.  Some house plans that go unsupervised can give you a headache because once it is done wrongly, it will be difficult to rectify.  

An interior designer is good for those who are unable to supervise their home renovations.  You are paying a small portion of your total house plans cost for the interior designer to supervise the contractor. 

You also can use the services of a project management company.  With the exception of building the home itself, the project managers have very similar job functions as an interior designer.  They coordinate the schedule for the contractors to come and work on the different segments of the home.  They organize the sequence of the home modeling process, like wiring, painting and tiling.  Therefore, if you don't have the experience in handling these things, you should get someone to do it for you as it takes a lot of coordinating. 

However, if you have the time, you can save money by doing the supervision yourself.  You can get house plan ideas from magazines, speaking to friends and visiting their homes and planning in detail what you want to be done.  The toughest part is coordinating the contractors and their schedules. 

The payment of contractors should be done in stages, upon completion of projects.  There are times when the contractors will ask you for money in advance to buy materials.  The contractors might make off with your money or buy materials of inferior quality when working on your home.  Contractors are also known for asking payment at each modeling. 

Make sure that you get receipts for all payments.  You may also want to take note of the language the receipt is being issued in.  Make sure you can understand it in case you need to use the receipts for verification later on. 

Another common practice that you can adopt is withholding a portion of the amount payable to the contractor.  This method is seen as a means of guaranteeing that the contractor will do a decent job on your house plans.  The amount you withhold can be agreed upon with your contractor before you begin modeling.
